Owner questions, answered

The questions San Antonio rental owners ask us most, answered plainly.

How much does property management cost in San Antonio?

Most San Antonio companies charge between 8% and 12% of monthly rent plus a leasing fee of 50% to 100% of one month's rent. Silver Trust Property Management charges 8% of gross monthly income and a 50% leasing fee, with every other fee published on our Pricing page.

What does the leasing fee cover?

Listing photos, the written listing, syndication to the major rental sites and the MLS, showings, application processing, screening, lease preparation, and the move-in condition report.

How do you screen applicants?

Every adult applicant completes an application and is reviewed on identity, income, credit, rental history, eviction history, and criminal background, using written criteria applied the same way to every applicant. Pet screening is required on every application.

How quickly will my property rent?

That depends on the property, the rent, and the season. A home priced correctly and in rent-ready condition typically leases faster than one that is not. Your rental analysis includes a recommended rent range and the make-ready items that affect time on market.

How do I get paid?

Rent is collected through the resident portal, and owner funds are sent by direct deposit on or before the 10th of each month, with a monthly statement in your owner portal.

What happens if a resident does not pay?

We follow a written late-rent process: reminders, notice to vacate when required, and coordination with an eviction attorney if it comes to that. You are kept informed at every step.

Who handles maintenance?

Residents submit requests through the portal. We triage, dispatch vetted vendors, and get your approval for anything above your spending limit. You see every work order and invoice in your owner portal.

Do you inspect the property?

Yes. We document condition at move-in and move-out and perform periodic home assessments with photo reports during the lease. These are visual condition assessments focused on safety, habitability, and how the home is being cared for. They are not inspections by a Texas licensed home inspector. If you want a licensed inspection, we recommend it and can coordinate one for you at your cost.

Can I use my own vendors or handle repairs myself?

While the home is vacant, yes. Use your own vendors or do the work yourself. Once a resident is in place, we use our vetted vendors so repairs are documented, insured, and handled on our timeline. Got a favorite plumber or electrician you have trusted for years? Let's talk about it. If they meet our vendor requirements and follow our process, we are happy to onboard them.

What if I want to sell the property later?

Silver Trust Property Management is a licensed Texas brokerage with a sales division focused on helping owners buy and sell, and they stay current on market conditions and strategy. We can advise on timing and sell the property with or without a resident in place. If you like how we have treated you, your property, and your resident, you will like how we sell.

I already have a property manager. What does switching cost?

Nothing in leasing fees. If your property comes to us with a resident in place, there is no leasing fee. A one-time $200 management transfer fee covers the handoff from your current company: collecting the lease, deposit, and records, verifying the resident's ledger, re-documenting the property, and moving everyone onto our systems. If you manage the property yourself today, there is no transfer fee.

Can you help with a 1031 exchange or a purchase through my retirement account?

Yes, in coordination with the right professionals. For a 1031 exchange, the sale proceeds must be held by an independent qualified intermediary and the replacement property identified and closed within the IRS deadlines. Because we are part of the transaction, we require a qualified intermediary to handle the funds and the filings. For a self-directed IRA or Solo 401(k) purchase, the account custodian holds title and all money flows through the account, and the owner cannot personally use or work on the property. We help with timing, property selection, and the handoff to management, and we refer you to a CPA and attorney for the tax and legal side.

Do you manage properties outside San Antonio?

We manage properties throughout San Antonio and the surrounding areas listed on our Contact page. If your property is just outside that area, ask. We take some properties by referral.

How do I get started?

Request a free rental analysis. We review the property, send you numbers and a plan, and if it is a fit, onboarding takes about a week.
