Resident portal
Pay rent, submit maintenance requests, view your lease and documents, and message us.
Maintenance requests
Submit all non-emergency requests through the resident portal so they are documented and assigned. Include photos when you can.
Emergencies
Submit the work order, then call (210) 864-7944. Call 911 first for any life-safety situation.
Emergencies include an active leak or flooding, sewage backup, no heat in freezing weather, an electrical hazard, an exterior door that will not lock, or a gas smell (leave the home and call the gas company and 911).
Future residents
How to apply
- Read the rental criteria below.
- Schedule a showing of the home you are interested in.
- Apply online. Every adult who will live in the home applies separately.
- Complete pet screening (required for every application, with or without pets).
- Approved applicants begin the lease within 21 calendar days of approval or the available date, whichever is later, unless approved otherwise in writing.
Application and pet fees
- Application fee, per applicant age 18 and older, non-refundable$75
- Pet screening, required for every applicationRequired
- Pet admin fee, per approved pet, one time$100
- Pet rent, per pet per month, based on the screening result$25 to $50
Assistance animals are not pets and are not subject to pet fees or pet rent. Documentation is reviewed through the same screening platform.
Rental criteria
Full written criteria are provided before you apply. In summary, we review:
- Identity and income verification for each adult applicant
- Credit history
- Rental history
- Criminal background, evaluated consistently with HUD guidance
- Eviction history
