Who we work with

- Military families with PCS orders who want to keep the home instead of selling, or who are building a portfolio one assignment at a time
- Owners leaving a self-managed or poorly managed situation
- Realtors referring clients who want to rent instead of sell
Growing your portfolio
Many of our owners add properties over time, and some of those purchases are done through a 1031 exchange or a self-directed retirement account.
We help coordinate those transactions with your qualified intermediary, custodian, CPA, and attorney, and we manage the property afterward in a way that keeps the structure compliant. We are not tax or legal advisors and do not act as the exchange intermediary; we work alongside the professionals who do.

Optional added protection
Our screening standards are built to place residents who complete their lease. Things still happen, which is why we offer an optional landlord protection plan through SureVestor that covers lost rent, eviction costs, and malicious damage beyond the deposit. It is an extra layer we hope you never need. Ask us for details.
Common owner questions
How much does property management cost in San Antonio?
Most San Antonio companies charge between 8% and 12% of monthly rent plus a leasing fee of 50% to 100% of one month's rent. Silver Trust Property Management charges 8% of gross monthly income and a 50% leasing fee, with every other fee published on our Pricing page.
What does the leasing fee cover?
Listing photos, the written listing, syndication to the major rental sites and the MLS, showings, application processing, screening, lease preparation, and the move-in condition report.
How do you screen applicants?
Every adult applicant completes an application and is reviewed on identity, income, credit, rental history, eviction history, and criminal background, using written criteria applied the same way to every applicant. Pet screening is required on every application.
How do I get paid?
Rent is collected through the resident portal, and owner funds are sent by direct deposit on or before the 10th of each month, with a monthly statement in your owner portal.
